Description:
From the real estate development point of view, “office” was deemed by the client to be the best use for the lot. At the same time, as the lot neighbors the campus of Tallinn University, additional cultural/public functions could be incorporated into the design, providing – for example – the extension of the university’s library or classrooms.
The design is defined by the urban block’s inner “gravitational lines”, maximum height limitation of 6-7 floors, proximity of Tallinn University, and the fact that the building stands on the intersection of Tuukri and Uue-Sadama streets, leading into Tallinn Sea Port.
The second floor of the proposed building is occupied entirely by recreational programs, and is connected to a neighboring new Tallinn University building via a bridge. The inside of the building is illuminated by an atrium. The heights of different floors vary, allowing for different programs. Service and parking entries are facing Tuukri street, with parking utilizing the so-called “Smart Parking” system.
